Schedule Mid-Day Appointments

Early morning or late afternoon inspection appointments often get delayed because buyers show up late after work traffic. Mid-day appointments around 10 am – 2 pm tend to go smoother and prevent you from wasting time waiting around. Mid-day also ensures lighting is optimal if inspecting the attic or outdoors.

Inspect the Exterior and Roof First

I’ve found inspecting the exterior and roof towards the beginning of the appointment provides a seamless flow. You’ll already have your ladder to access the roof, so might as well tackle it right away. Plus, exterior elements tend to require the most intense visual scrutiny, so inspecting when you’re fresh helps avoid missing things. Save the interior elements for later in the process after collecting objective data outside.

Invest in Quality Tools
